Properties of mortar as follows

a. It is capable of developing good adhesion with the building units such as bricks, stones, etc.

b. It is capable of developing designed stresses.

c. It is capable of resisting penetration of rain water.

d. It is cheap.

e. It is durable.

f. It is easily workable.

g. It should not affect the durability of materials with which it comes into contact.

h. It sets quickly so that speed in construction may be achieved.

i. The joints formed by mortar do not develop cracks and they are capable of maintaining their appearance for a sufficiently long period.
