Land cost = 70,00,000

Total cost = 1,70,00,000

Net return:-

=7100×1,70,00,000

= 11,90,000

Sinking fund:-

Ic=i(1+i)n1=0.09(1+0.09)601Ic=5.14×104

Sinking fund installment = Ic × (cost – scrap)

=5.14×104×(100000000.1×10000000)=4626

Repair & maintenance cost:-

=7100×10000000=700000

Gross rent = Net rent + sinking fund + Annual maintenance + outgoings

x = 1190000 + 4626 + 700000 + 0.25x

Gross rent = 2526168

Therefore Gross rent/ month:-

=252616812=Rs.210514

Therefore Gross rent/month/flat :-
